Proven to waterproof concrete, brick, exterior wood and other exterior surfaces. Use as a concrete waterproofer, brick sealer and wood sealer.
| Attribute | Thompson’s WaterSeal Clear Multi‑Surface | DRYLOK 831983 Gray Extreme Latex |
|---|---|---|
| Product type | Clear, penetrating waterproofer (silane/siloxane or acrylic clear formula depending on SKU) | Opaque latex masonry coating (cementitious/latex waterproofing paint) |
| Primary use | Repels water on porous surfaces while keeping original look (wood, brick, concrete, pavers, stone) | Blocks water penetration and resists hydrostatic pressure on concrete/masonry |
| Finish / appearance | Clear (matte to slight sheen); preserves surface texture and color | Solid gray finish (painted look); hides surface color/imperfections |
| Waterproofing mechanism | Penetrates pores and chemically repels water (beading) | Forms a film/barrier on surface to stop water entry |
| Best substrates | Wood decks, fences, concrete pavers, natural stone, brick (where you want to keep appearance) | Basement walls, concrete block, poured concrete, masonry where an opaque protective coating is acceptable |
| Coverage (typical) | Higher coverage per coat on smooth surfaces; depends on porosity (manufacturer specs vary) | ~75–100 sq ft per gallon (varies by surface porosity and texture) |
| Application | Brush, roller, pump sprayer; usually 1–2 coats; surface must be clean & dry | Brush, roller, or sprayer; usually 1–2 coats; may require patching/priming for very damaged surfaces |
| Dry time / recoat | Dries to touch quickly; recoat times vary by product (check label) | Dries to touch in 1–2 hours; recoat per label (often 2–4 hours depending on temp/humidity) |
| Durability | Protects against water penetration; does not provide a thick protective film; may need reapplication every 1–3 years depending on exposure | Durable film that resists water pressure; designed for long‑term masonry protection; may last several years before recoating |
| Breathability / vapor transmission | Penetrating sealers generally allow vapor transmission (less trapping of moisture) | DRYLOK is formulated to allow some vapor transmission but is a film former — can trap moisture if applied over damp or unprepared surfaces |
| Paintability / aesthetics | Keeps original look; not paintable (it’s clear) | Opaque finish; can be topcoated with masonry paint if desired |
| Temperature / moisture limits for application | Follow label; avoid very cold or wet conditions | Apply within recommended temp/humidity range; do not apply to frozen or saturated masonry |
| VOC / odor / safety | Some clear sealers are low‑VOC water‑based; solvent versions have stronger odor and higher VOCs — check SKU | Latex formula; moderate odor; generally lower VOC than solvent coatings but check label for exact VOC |
| Typical price positioning | Mid-range for clear sealers (price varies by size and formulation) | Mid-range for masonry waterproofing paints; price varies by size and retailer |
| When to choose | You want to preserve the natural look of wood/stone/brick and repel surface water (decks, pavers, stone walkways). | You need a solid, visible barrier on concrete or block (basement walls, foundation walls, exterior masonry) to stop leaks or resist hydrostatic pressure. |
Pick Thompson’s WaterSeal Clear if:
You’re sealing wood decks, fences, natural stone, pavers, or brick and want to keep the original appearance (no paint look).
The goal is water repellency (beading) and easier cleaning, not creating a painted barrier.
You need a product that penetrates and sheds water while allowing the substrate to look natural.
Pick DRYLOK Gray Extreme if:
You’re treating basement walls, concrete block, poured concrete, or masonry that’s leaking or subject to hydrostatic pressure.
You want a film‑forming barrier that actively resists water penetration and can be applied to stop seepage.
Appearance as a painted gray surface is acceptable or desired.
Prep is everything. Clean surface of dirt, efflorescence, mildew, loose paint, and repair cracks/voids before applying.
Dry substrate for penetrating sealers. For clear penetrating sealers, apply to a dry surface for best penetration and performance.
Follow manufacturer instructions for temperature, humidity, number of coats, and recommended tools.
Test a small area first to confirm appearance (especially with clear sealers on stone/brick) and adhesion.
Safety: Use gloves, eye protection, and proper ventilation. Check VOC and disposal instructions on the label.
Driveway pavers / patio stone: Thompson’s clear sealer to repel water and preserve look.
Basement interior wall with seepage: DRYLOK Gray Extreme to block water and create a protective barrier.
Exterior brick where you want original color: Thompson’s clear sealer.
Concrete foundation with active leaks: DRYLOK (after proper patching and prep).
